Makigumi Co., Ltd. Press release: May 12, 2025 Makigumi, a vacant house utilization venture from Ishinomaki City, Miyagi Prefecture, has expanded to Matsumoto City, Nagano Prefecture. Crowdfunding will start on May 15th at 7pm for the opening of the guesthouse this summer. We will renovate a private house that is over 60 years old into a guest house and spread the appeal of private lodging together with the local community. We will start crowdfunding for advance accommodation reservations. Makigumi Co., Ltd. (Ishinomaki City, Miyagi Prefecture/Representative: Kyoko Watanabe), which operates share houses and guesthouses using vacant houses mainly in Miyagi Prefecture, will open its sixth rental guest house, Roopt Matsumoto Chuo, in Matsumoto City, Nagano Prefecture in July of this year. We rented a vacant private house in the city that was over 60 years old, and while reflecting the wishes of the owner, we decided to revitalize it as a private lodging facility open to the community. Since you can rent out the entire building, we can meet the needs of families, groups of students, and people who want to spend a quiet time without worrying about anyone. You can also prepare your own meals in the kitchen. You can stay in a private house in a residential area and experience what it’s like to live there. It is conveniently located at a 15-minute walk from JR Matsumoto Station and a 20-minute drive from Matsumoto Interchange, and has good access to city tourist spots such as the Matsumoto City Museum of Art (5 minutes walk), Matsumoto Castle (15 minutes walk), and Nawate Dori (10 minutes walk). ■About Makigumi’s efforts We, Makigumi, were founded in 2015 in Ishinomaki City, Miyagi Prefecture. Since then, we have adopted the philosophy of “creating value from real estate with low asset values,” and have developed a multifaceted business with the revitalization of vacant houses in the region as a pillar of our business. In addition to accumulating unique renovation know-how that eliminates over-specs, we also continue to explore new forms of rental housing that defy Japan’s belief in new construction and the scrap-and-build culture and create value for homes together with users. Based on this concept, we have renovated more than 50 vacant houses to date, mainly in Miyagi Prefecture. In addition, we are operating a total of 20 properties, mainly 15 rental housing units (including shared houses) and 5 guest houses (private lodging facilities), which have been renovated from vacant houses, mainly under the brand name “Roopt”. All 19 of them, except for one (in Tokyo), are located in Miyagi Prefecture, and Roopt Matsumoto Chuo, which will open as the 21st (sixth guest house), will be our company’s first to open in a local city outside Miyagi Prefecture. ■Background of the opening of “Roopt Matsumoto Chuo” This property located in Matsumoto City is a detached house built in 1964. The owner, who had acquired this house through inheritance, had no plans to live in it himself, had no intention of selling the house he was so attached to, and was worried about how to utilize it, and then Makigumi came in contact with us, and we decided to lease it and take care of everything from renovations to operation. Because the owner wanted to use his parents’ home from time to time for family gatherings, etc., the management style was decided to be a guest house for short-term guests rather than a rental house. Renovation work will begin in March. Furthermore, reflecting our desire to open the space to the local community, we will develop the area facing the street as a common room, and in the future we will also consider creating a system where local people can easily drop by. After opening, on-site management duties such as guest reception and cleaning will be outsourced to Shokando Co., Ltd., an urban development company in Matsumoto City. In an attempt to embody the concept of “a place open to the community,” the company held an event on April 20th in which local residents were invited to paint the interior walls as part of the renovation work. ■Purpose of crowdfunding Prior to the opening of “Roopt Matsumoto Chuo”, we will start crowdfunding from May 12th. The return (return gift) will mainly be for advance accommodation reservations, and while promoting the appeal of this guesthouse, the funds collected will be used for further upgrading of the equipment of the accommodation facility (target amount: 1 million yen).
